How It Works
Every membership starts with a full walkthrough — we comb the property top to bottom and build a list together, room by room, inside and out. From there, visits settle into whatever rhythm your home actually needs.
The goal isn't to keep you on a monthly plan forever. It's to get your home corrected and safe enough that quarterly is all you need. I'd rather work myself down to a shorter visit than string out a list that doesn't need to exist.
Why $75/hr
Most estimates cost you nothing — and tell you nothing. A $75/hr rate isn't the price of a repair, it's the price of someone who researches the actual problem instead of guessing at a fix.
One client had moss and algae eating into her roof — instead of just cleaning it (a job that repeats every season) we found a permanent fix: copper strips on the ridge cap that ionize rainwater and stop regrowth for good, years before a new roof would've been needed.
That's the kind of thinking that's on the clock.

Pay per visit
$375 / visit
Full inspection, written list of what's found. Small fixes under about 15 minutes — a loose hinge, a filter swap — are on me, no extra charge.
Anything bigger gets a written estimate before I start, whether that's the same visit or a follow-up — no surprise invoices.
Includes properties within 30 miles of Pisgah Forest — a small travel fee applies beyond that. No contract, no required cadence — schedule as often as your home needs; most homes settle into a quarterly rhythm.

Big home-service companies sell you a process. Background-checked technicians, standardized checklists, a call center that dispatches whoever's next on the schedule. It works — but you're never quite sure who's showing up, and the guy who fixed your leaky faucet in March isn't the same one asking about your roof in October.
By The Book is one person, on one truck, learning your house over time.
That doesn't mean I do everything myself — electrical, plumbing, and HVAC work that needs a license goes to someone qualified, always. If you've already got a plumber or electrician you trust, I'll work with them directly. If you don't, I'll bring in someone from my own network — people I've vetted, not a name pulled from a call center's rotation.
That's what separates a maintenance plan from a relationship — and it's also why I keep my client list intentionally small. A franchise can always add another technician. I can't, and I don't want to. Every membership client gets the same attention the last one did, which means I only take on as many as I can actually show up for.
